In rural Victoria, a vast industrial shed is the veil for a rationally planned yet intriguing program of living quarters, cooking school and productive farm.

The Belmar Apartments in Santa Monica, California (2014) contributes 160 units of affordable housing to the Ocean Avenue South Development on one side of a public walk.
