‘Tech’ tower proposed for Sydney’s CBD

A hotel and apartment tower proposed for 372 Pitt Street in Sydney, midway between Town Hall and Central, would cater to the city’s burgeoning tech industry, according to a development application.

Woods Bagot has prepared concept designs for the proposed tower, which would be up to 57 storeys, the bulk of them dedicated to hotel rooms. Around a quarter of the floor space – at the top levels – would be for apartments.

“The proximity to Central Station, local residential and entertainment neighbourhoods, and the pleasant accessibility of the Central CBD makes this precinct a central base point for visiting tech industry guests,” Woods Bagot states in planning documents.

The site is currently occupied by six three-storey terrace style buildings, which would be demolished to make way for the tower.

The proposed podium would be built to the edge of the site on all sides, while the tower above would have six-to-eight-metre setbacks.

Woods Bagot notes that the tower envelope and height have been designed to preserve sun access to Belmore Park and to protect views to the adjacent Masonic Centre, a 1979 brutalist building that had a 24-storey tower added to it in 2005. The proposed envelope is setback from the southern boundary, reducing any issues of “awkward building adjacencies with the Masonic Centre as the buildings are corner to corner rather than face to face.”

The concept design calls for an expressed frame that shifts between a two- and three-storey scale, with mid-slab structural beams reducing the external surface area of clear glass and providing solar shading to the windows.

The concept development application is on public exhibit until 8 February.
