Bates Smart designs new addition to Canberra’s Constitution Place

The ACT government has announced a new six-storey office complex will be built adjacent to the existing Constitution Place in the centre of Canberra.

Designed by Bates Smart, the $150 million development will be situated on the corner of Vernon Circle and Constitution Avenue, adjacent to the existing Constitution Place, also designed by Bates Smart, which was the first private development inside Canberra’s London Circuit. It will also neighbour the Canberra Theatre, which is also undergoing redevelopment.

The government-owned site has been sold to Capital Property Group for $17.75 million.

The proposed building will be a hybrid timber construction, to be made using sustainable timber to reduce the building’s carbon footprint. The building will also be 100 percent carbon neutral in operation with a 99-kilowatt solar array.

“Building on the success of Constitution Place, we are committed to setting a new standard of excellence for office development and further revitalising Canberra’s City Centre. This new development will provide high-quality, centrally located office accommodation to meet the city’s growing needs,” said Capital Property Group CEO Stephen Byron.

“The new development will place a strong emphasis on sustainability, targeting a WELL Gold-rated Shell and Core, and aiming for a 5-star NABERS energy rating.”

ACT Chief Minister Andrew Barr said, “This is a high quality and sustainable development that will further enliven the world-class civic and culture district planned for City Centre.”
